I'm posting this comment as a clarification question because I'm sure I've used the phrase, "I'll take it, pending ....." myself. But being on the selling side of a quickly sold highly desirable item, it can really add to confusion and bad feelings.
In my case someone said they'ed take it, pending questions and while I was answering his question, someone else said they'd take it, no questions asked. Which sort of trumped the "I'll take it - maybe" which what "pending questions" means.
But then the guy who said he'd "just take it" asked me a question AFTER I had answered the first guy's questions so that was also like a condition and as I was answering his question the first guy who initially said, "I'll take it, pending..." confirmed his, "I'll take it." .... what a mess.
So I suggest the "I'll take it" be reserved for the final commitment and if you have questions, get them out of the way first. If you loose the sale because someone else will just "take it", no further questions asked, while you are waiting for further communication, then that is part of life.
Note, I just now drove back to Bend from Victoria, BC in one push so I'm tired and probably a little sensitive. As I was reviewing the For Sale Forum I notices that phrase, "I'll take it pending ..." and recalled all the trouble I had with that on one sale, hence my 50 cents worth.
PS: have converted another ground sleeper to hammocks.

For my part, I actually made an offer with my PM, so would that not qualify for an Ill take it?
