Both time and improper storage can do it. MSR keeps replacing my fly on a tent that has seen little use, but the fly keeps getting "sticky" and delaminating. Never been stored damp and is kept in a climate-controlled room.

Long life is rare, I believe.

The PU coating on my tarp is what I was referring to. Zero flaking, and doesn't even any wear spots...and it's over 12 years old! Now, I'm not saying that all PU coated fabric is created equal, but as I said, this was just a ripstop nylon PU coated farbic from JoAnn Farbics, so it can't be anything special. In fact, I was just down in the Daniel Boone National Forest, Red River Gorge, in KY about a month ago and we had an all day - all night soaker. I was dry as bone under that thing...not even any drips at the seam. When I store my tarps, of course I hang them until completely dry, then just fold them up flat.
